1. I’m interested, how can I book?
Contact us through our social media pages to check availability. Once we receive the necessary information, we will send you the rental contract for review and signature as soon as possible. The reservation will be confirmed upon receipt of the first rent payment into the bank account specified in the contract.
2. What documents do I need to provide to rent?
We will ask for a copy of a photo ID (passport or ID card) for all tenants. Your permanent address, email address, and phone number will also be required to draft the contract.
For rentals longer than two months, proof of income will also be requested (e.g., the last two pay slips, a bank statement, or a savings account statement proving sufficient income).
If the income is insufficient—such as for a student—we can accept a guarantor (e.g., a parent) provided they can demonstrate sufficient resources.
3. I don’t have a NIE. Can I still book a property?
Yes, the NIE is not a mandatory document.
4. I don’t have a job in Spain. Can I rent?
Yes, we accept tenants without a job contract in Spain. However, you will need to prove that you have sufficient income (e.g., the last two pay slips, a bank statement, or a savings account statement).
5. Are pets allowed?
Pets are not allowed in temporary rentals but are accepted for long-term rentals. You can find the rental terms (seasonal, long-term, etc.) on the description page of each property.
6. For seasonal or tourist rentals, is everything really included in the price?
Setting up electricity, water, and fiber WiFi contracts can be complicated, especially for a few weeks or months. That’s why everything is included in the price. However, it’s important to consume reasonably and without excess.
7. Are linens and towels provided?
Yes, they are provided for temporary or tourist rentals. The available equipment and supplies are listed in the description of each property.
8. What are the minimum and maximum stay durations?
The minimum and maximum stay durations are indicated in the description of each property, depending on the type of rental.
9. Is there a surcharge for couples?
If the property is suitable for a couple (this is indicated in the description), there is no additional charge.
10. Can I leave earlier than planned?
Yes, this is possible for temporary rentals of 2 months or more. Simply notify us by email at least 4 weeks before your departure, or 45 days if your departure is scheduled between July 1 and August 31.
11. Can I extend my stay?
Yes, this is possible under certain conditions. Please inform us as soon as possible.
12. What is the security deposit for? Will it be returned to me?
The security deposit covers any potential damage to the property (e.g., torn or damaged linens, signs of humidity, broken TV, etc.).
It will be refunded in full (if there is no damage) or partially (in case of damage) within 15 days after your departure if you have provided a NIE, or within 30 days if you have only provided a passport.
13. What happens to my deposit once it’s paid?
Your deposit is held by the Generalitat of Valencia, in accordance with regulations, if you have provided a copy of your NIE or passport and the rental exceeds one month. After your departure, we will request its release from the Generalitat and refund it to you in full (if there is no damage) or partially (in case of damage).
14. Can I visit the apartment before booking?
For properties with shared spaces, it is possible to visit these areas (e.g., for shared apartments). However, private areas cannot be visited to respect the privacy and security of current tenants.
15. How can I verify that the property belongs to the indicated owner?
We can provide you with the IBI receipt (property tax in Spain) or the necessary information to verify the property’s existence and the current owner’s name on the Spanish property registry website. This process is chargeable (approximately €11 payable to the registry) but allows you to rent with peace of mind.
16. Can I use the property’s address to request “empadronamiento”?
In principle, the address of a seasonal rental cannot be used for an “empadronamiento” request, as this register is intended for habitual residences. However, for long-term rentals, registration is of course possible. If you absolutely need this document, we can review your specific case.
17. What is the padron (“empadronamiento”) for?
The padron allows access to various public services, such as healthcare, education, or the right to vote. However, it is generally not necessary for a temporary stay of a few months. This is especially true for EU nationals who can access healthcare with the European Health Insurance Card.
If your plan is to settle in Spain long-term, you should consider seasonal rentals as a simple starting point for your relocation and not as a permanent solution.
18. How does the check-in and check-out inspection work?
A detailed inspection will be conducted upon your arrival and departure, accompanied by photos if any issues are found. This ensures transparency and facilitates the management of the security deposit.
19. Is the property insured? Do I need to take out insurance?
The owner has insurance for the property, but it does not cover your personal belongings. We recommend taking out temporary home insurance for added security.
20. What should I do if there’s a problem in the property (breakdown, leak, etc.)?
In case of a problem, contact us quickly so we can take the necessary measures. Failing to contact us promptly could result in a deduction from the security deposit to cover repair costs.
21. Is there a cleaning service included?
No, no cleaning service is included, except for shared areas in the case of shared apartments and end-of-stay cleaning for tourist rentals. In other cases, at the end of the contract, the property must be returned in the same state of cleanliness and with the same level of equipment as at check-in. If the property is not clean, we will need to hire cleaning staff at a rate of €25 per hour to restore the original condition. These costs will be deducted from the security deposit.
22. What payment methods do you accept?
We accept bank transfers. For the security deposit, cash payment is possible upon key handover, upon request. Other payment methods (PayPal, credit card) are not accepted.
23. What languages do you speak for communication and the contract?
We speak French, Spanish, and English. However, the contract is only drafted in Spanish. You can use AI to translate the document into your language.
24. Is it possible to receive mail at the property’s address?
Yes, it is possible to receive mail and packages during your stay. You will have a mailbox available. For packages, we recommend adding your phone number. In Spain, delivery drivers often call a few minutes before arriving. Additionally, the mailbox may be shared among several tenants.
25. What equipment is included in the kitchen (dishes, appliances, etc.)?
Each property is equipped differently. You can find the list of available equipment in the description of each property.
26. What are the check-in and check-out times?
Check-in and check-out times are flexible and depend on the city, and will be specified in the contract. Late check-in or early check-out may incur additional fees.
27. Are the properties suitable for children?
Some properties are suitable for families with children, but this depends on the layout of the space (stairs, limited space, etc.). Contact us to confirm if the property meets your family’s needs.
28. Can I have visitors?
Of course! If you choose a shared apartment, it’s important to ensure that these visits do not disturb other tenants. For other properties, the contract must be respected. A property reserved for one person is not intended to accommodate multiple people for the entire duration of the contract.
